During a rehab in Charlotte, every dollar that goes to a lender is a dollar that is not buying cabinets or paying a sub. For qualified borrowers we let the first six months of interest accrue and collect it at payoff, straight off the settlement statement when the property sells.
After month six the loan converts to monthly interest-only. Fast projects never get there.

- The program is priced the same for every borrower: 12% for months one through six, 16% for months seven through twelve, two points, no prepayment penalty. What varies is leverage, which depends on the deal.
- What loan amounts do you write?
- $50,000 to $400,000 on a twelve-month, interest-only term.
- Do you lend to out-of-state investors?
- The property must be in North Carolina and the borrower must be a legal entity. Where you are based matters less than the deal and the entity.
