Loans run from $50,000 to $400,000 on a twelve-month, interest-only term at 12% for months one through six and 16% for months seven through twelve, with two points at origination and no prepayment penalty. For qualified borrowers the first six months of interest is deferred and settles at payoff.
Leverage runs up to 90% of the purchase price and up to 100% of the rehab budget, subject to underwriting. Rehab money is held back and released in draws as work is completed. Every loan is secured by a first-position deed of trust.
Anchorwood makes business-purpose loans only, to LLCs and other legal entities. We do not make consumer loans and we do not finance owner-occupied property.
