What we collect, and what we do with it.

Who we are

This website is operated by Anchorwood Lending, LLC, 211 West 14th Street, Greenville, NC 27834. If you have a question about this policy or about information we hold about you, email Justin@anchorwoodlending.com.

What the forms collect

We only collect what you type into a form, plus a small amount of technical context about the submission. We do not buy personal information from third parties.

Loan enquiry and loan application forms

• Your first and last name, email address and phone number
• Your company or LLC name, and whether you are buying through an entity
• Details about the deal: property address, whether it is under contract, purchase price, rehab budget, estimated after-repair value, the loan amount range you need and your target closing date
• How many projects you completed in the last 12 months
• Anything you write in the message field

Contact and investor forms

• Your name, email address and phone number
• Your message

Technical context sent with every submission

• The page you submitted from and which form on it you used
• Campaign parameters in the link you arrived through (utm_source, utm_medium, utm_campaign, utm_term, utm_content)
• The referring website, if you came from one
• Your browser’s user-agent string
• Your IP address, used transiently to rate-limit abusive submissions. It is not stored with your enquiry.

Campaign parameters and the original referrer are kept in your browser’s session storage while you browse, so that if you submit a form on a later page we still know which campaign brought you here. That storage is cleared when you close the tab.

Why we collect it

• To respond to you. Underwriting your enquiry, preparing a term sheet, answering your question, or following up on a conversation you started.
• To run the lending business. If your enquiry becomes a loan, the information you gave us becomes part of that loan file.
• To understand what works. Aggregate marketing measurement, so we know which channels bring real borrowers.
• To prevent abuse. Spam filtering and rate limiting.

We do not sell your personal information, and we do not rent or trade your contact details to other lenders, brokers or lead buyers.

Who else handles it

We use a small number of service providers, each of which only processes information on our behalf:

• Vercel — hosts this website and processes standard server request logs.
• Our own Anchorwood Lending loan portal — receives your form submission from this website, stores it, and sends us the notification email that tells us it arrived. The portal’s own hosting and email providers process that information on our behalf.
• Google Tag Manager and the analytics tags it loads — measure site usage. These may set cookies or similar identifiers in your browser. When a form is submitted we record an event noting the type of enquiry; we do not send your name, email address or phone number to these tools.

We may also share information where we are required to by law, or with our own attorneys, accountants, closing attorneys, title companies or capital partners where doing so is necessary to evaluate or service a loan.

Cookies and tracking

This site does not set cookies of its own for advertising. Google Tag Manager and the tags loaded through it may set cookies. You can block or delete cookies in your browser settings, and most browsers offer a “do not track” setting; blocking cookies will not stop the forms on this site from working.

How long we keep it

Enquiries that do not become loans are kept for as long as they are commercially useful to us and then deleted. Information tied to a loan we actually made is kept for as long as the law and prudent record-keeping require. You can ask us to delete your enquiry at any time.

Security

Submissions are sent over an encrypted connection and stored in a database that is only reachable with server-side credentials. Access is limited to people at Anchorwood who need it. No system is perfectly secure, so please do not send sensitive documents — bank statements, tax returns, government identification — through a web form. We will tell you where to send those securely.

Your choices

Email Justin@anchorwoodlending.com to ask what we hold about you, to correct it, to have it deleted, or to stop hearing from us. Depending on where you live you may have additional rights under state privacy law; tell us what you would like and we will honour any request the law entitles you to.

Children

This is a business-to-business lending site. It is not directed at anyone under 18 and we do not knowingly collect information from children.

Changes to this policy

If we change how the forms on this site work, we will update this page and the “last updated” date above.
