How we lend in Jacksonville
Jacksonville is the seat of Onslow County, on the New River in coastal Eastern North Carolina. Anchorwood Lending works with real estate investors here on business-purpose loans secured by residential property.
We fund fix-and-flip and value-add projects for borrowers buying through an LLC or similar entity. The product is a twelve-month, interest-only loan with a balloon at maturity, secured by a first-position deed of trust.
Rehab dollars are not handed over at closing. They are held back and released in draws as work is finished and documented, which protects the budget on both sides of the table.

Balance and deferred interest settle on the HUD when the house sells.
Months 1–6 · $0 due
No monthly payments while you renovate.
During a rehab in Jacksonville, every dollar that goes to a lender is a dollar that is not buying cabinets or paying a sub. For qualified borrowers we let the first six months of interest accrue and collect it at payoff, straight off the settlement statement when the property sells.
After month six the loan converts to monthly interest-only. Fast projects never get there.

Common questions
- Do I need a track record to borrow?
- We look for at least one completed investment project in the last twelve months. Underwriting weighs the deal and the scope alongside your experience.
- What is the loan term?
- Twelve months, interest-only, with a balloon at maturity. Most fix-and-flip projects pay off well before that.
- How are rehab draws released?
- You upload photos and documentation of completed work in the borrower portal. Draws generally release within one to two business days of approval.
- Are these consumer loans?
- No. Anchorwood makes business-purpose loans only, to LLCs and other legal entities. Owner-occupied and personal-use loans are outside what we do.
